Before touring homes, prepare a realistic monthly budget, mortgage preapproval, cash estimate, and clear priorities for your search.

Touring homes is exciting, but the most useful preparation happens before the first showing.


You do not need to understand every part of the buying process before you begin. You should, however, have a realistic idea of your budget, financing position, expected expenses, and priorities. That preparation makes the search more focused and helps you recognize the right property when you see it.



START WITH THE MONTHLY PAYMENT


A home’s listing price does not show the complete cost of owning it.

Your estimated monthly payment may include the mortgage principal and interest, property taxes, homeowners insurance, and association fees. Maintenance and utilities should also be considered when deciding what feels comfortable.


Choose a monthly range that works with the rest of your life—not simply the highest amount for which you may qualify.


SPEAK WITH A LENDER EARLY


A mortgage preapproval helps clarify your approximate price range and identifies financial questions that should be addressed before you make an offer.


Your lender may review your income, debt, credit, available funds, and the type of financing that may fit your situation. Avoid making major purchases, opening new credit accounts, or moving large amounts of money without first speaking with your lender.



PLAN FOR MORE THAN THE DOWN PAYMENT


Depending on the transaction, buyers may also need funds for:


• Earnest money
• Home inspection
• Appraisal
• Closing costs
• Moving expenses
• Immediate repairs or purchases
• Financial reserves after closing


Some qualified buyers may have access to down-payment or closing-cost assistance through programs offered by the Illinois Housing Development Authority or Wisconsin Housing and Economic Development Authority. Eligibility and availability must be confirmed with an approved lender.



KNOW WHAT MATTERS TO YOU


Before touring, separate your priorities into three groups:


• Features you genuinely need
• Features you would prefer
• Features you can change later

Location, commute, property type, monthly cost, layout, and future plans often matter more than finishes that can be updated.
